Jacob crook is the most honest, most straightforward lawyer I have ever met in my life. I shopped Around before picking. This firm, however it was the best decision I made. They really looked after me. Very quick performing firm. It genuinely felt they took my case, and they had my best interest at heart And they worked endlessly For the results they have achieved for me. I will always be grateful. I approached Chris Rudd Solicitors for a No-Win-No-Fee (NWNF) assessment of a tenancy deposit claim. My case involved clear evidence of multiple landlord breaches and significant bad faith (including deposit concealment confirmed by DPS).
After their initial valuation seemed potentially low, I sent a detailed, evidence-based email directly to the principal, Chris Rudd, outlining specific legal arguments (including Tenancy Agreement Clause 7 creating a new tenancy under Superstrike case law) supporting a significantly higher claim potential (2-3 penalty breaches vs their likely 1).
The dismissive response came back via their Trainee Solicitor. They explicitly refused to review my detailed points or the case law cited without upfront payment, despite the NWNF context. Crucially, they stated they would only proceed if I agreed "not [to] further dispute the position" they had taken – essentially demanding I accept their lower valuation without question to continue on a NWNF basis.
Even addressing my concerns to the firm's principal did not result in a substantive review; the dismissive stance and unreasonable conditions remained. This refusal to engage properly with evidence challenging their initial NWNF assessment, coupled with the demand to forfeit my right to question their advice, felt unprofessional and unfair.
Consequently, I lost confidence and am seeking representation elsewhere. The firm's handling of this NWNF assessment, particularly the unreasonable conditions imposed, has unfortunately led me to raising my concerns directly with the Solicitors Regulation Authority (SRA). Potential clients should be aware of this experience.

Tbh I am conflicted as they did manage too get my home fixed , windows ,walls & ceiling, I would have never been listened to by my housing association...thank you , but & it's a big but , on my behalf they came to a settlement at the beginning of November 2024 , that was when they was fully paid up with the agreed % from my compensation, unfortunately it went down hill from there ...
Once they had there payment & wasn't going to earn any my from me they informed me that they couldn't & won't place my compensation into my sisters account this was now just before Christmas I tried contacting my appointment case handler but he went on anule leave so I left it until after Christmas, but every time I tried too speak with him hew was out or in a conference so he passed the buck too the underlings so just after my birthday 04/02 I was told they could send me a cheque that I could cash at cash converter or put it into my sisters account...they lied it is a crossed cheque so to this day 22/02 it is sitting in a draw of which they are still earning interest on .... be careful with these sharks they don't care about you or your situation , once they have what they want they will drop you without a second thought....

Chris Rudd Solicitors: The Northern Legal Powerhouse
I searched for solicitors specialising in Force of Sale Court orders and found Chris Rudd Solicitors. Initially sceptical, I called them, and they suggested a 'Huddle Call' for £150 for half an hour with a solicitor. At first, I thought it was a scam to get me to spend £150, but I was desperate. They encouraged me to send in a list of questions I wanted to cover before the call.
Matthew Scanlon, one of the partners, called me at the scheduled time. Halfway through the call, I decided to stop it because he was so experienced and knowledgeable about my predicament and the solution. I decided to instruct them there and then, putting £1,000 on the account.
I had a sibling who refused to cooperate with the sale of our inherited house, and I desperately needed to access my half of the property due to financial difficulties. Chris Rudd Solicitors knew exactly what to do. They were so effective that after they sent the initial contact and agreement letters to my sibling, he started cooperating and emailed his acceptance to the solicitors. Now, everything is moving along nicely.
I can't express how much relief from stress and resentment this has brought me. If you are in a similar position, I highly recommend contacting these solicitors.
