Awful, unresponsive, and evasive, avoid if you value legal accuracy
I instructed Savage Silk for my property purchase in 2020. Years later, when attempting to remortgage, I discovered they had failed to register a DS3 discharge provided by the developer’s lender at the time of completion. This critical error allowed the developer to refinance land he no longer owned — including my plot — and it has since blocked my title registration and caused over £4,700 in preventable losses.
Despite repeated contact, formal complaints, and an ongoing Legal Ombudsman case, Savage Silk have consistently refused to take responsibility or provide a proper response. Instead, they passed the matter to HS Conveyancing — a partner firm I never instructed — compounding the confusion and delay.
Their conduct throughout has been evasive and professionally incompotent. I have since issued a formal Letter of Claim and requested their indemnity insurer details, which they have ignored.
If you're considering using this firm, I would strongly advise against it. Their failure to carry out basic conveyancing duties and their unwillingness to engage in any meaningful resolution process have made this the worst legal experience I’ve encountered.
