We appointed Joanne Ross from Kieran Green in early March 2025 to handle the sale of an inherited property to a family member, who in turn had a first-time buyer for their own property. The sale was successfully completed on 11th July 2025.
From the outset, communication was clear and efficient. We received the initial paperwork promptly, and everything got off to a smooth start. There was a minor hiccup midway through the process when Jo was away on holiday, and due to an email being sent to the wrong address, I was inadvertently left out of the loop—especially as I wasn’t officially an executor, despite managing the sale day-to-day. Once this was identified and we had a phone call to clarify everything, Jo was quick to get back on track. From that point forward, she was extremely proactive in chasing updates from the buyer's solicitors and very responsive to any questions I had.
Although the process took longer than we had anticipated—especially considering it was a relatively straightforward chain—the delays were entirely due to issues on the buyer’s side. Their solicitors made several errors, including misplacing important documents (which were only recovered thanks to a named contact) and not beginning key checks like proof of funds and drainage searches until mid-June, nearly three months after being instructed.
In summary:
We instructed Jo in March 2025, and the sale completed in July 2025. While there were delays outside of our control, Jo remained focused, organised, and consistently chased progress to keep things moving.
I’d definitely recommend doing your research, reading reviews, and speaking with others before choosing a solicitor. I did just that and considered several firms in Chesterfield—ultimately, I’m very glad we chose Jo and the team at Kieran Green.
