Recent property purchase

Our initial enquiry with Heringtons in January 2025 was whether or not it was possible to complete a property purchase prior to the 1st April, thus avoiding stamp duty increases. Jane was quite positive that it may be possible but, understandably, she could not guarantee it. Whilst this was achieved we were, however, extremely pleased we chose them to act on our behalf. Considering there was so little time to complete, Jane was very thorough with the process. Communication was second to none, having taken the time to actually meet us in person in the early stages in, what must be, a very busy schedule; she always had the time to speak to us when we made contact by phone and was quick to respond to emails. She was approachable, kind and courteous and made the whole process less stressful that we would have expected it to be. We would also like to mention Julia, the Conveyancing Assistant who we didn’t have as much contact with as Jane, but was equally as helpful on the occasions we did.

Making a Will

It came as a huge relief to me to discover that my solicitor immediately grasped what I was trying to do for my family. I expected it to be complicated and difficult. Sarah dealt with this quickly and also picked up the loose ends which I had not thought about. This was a splendid experience for an elderly widow unaccustomed to dealing with such matters. This is the second time Heringtons have undertaken legal work for me and I couldn't be happier with the outcome.

Sale of Property

The sale was not straightforward - equity release on the property. The buyer's buyer had trouble getting [named Housing Association] to assure them that they would have access to their property. Part of a grant from the council had to be paid back. Deeds of [named property] missing prior to 1959 - BUT Leanne dealt with it all, and calmed me when I was stressed!

Rmi recently used Heringtons for my house sale and purchase. Yuen and Julie were an absolute pleasure to deal with. We recently worked with Yuen for conveyancing services in our first ever house purchase. Yuen always replied promptly, answered any questions we had and was more than thorough in her searches regarding the property. Even with some difficulty surrounding an outstanding debt for the previous owner Yuen made the experience feel reasonably stress free and we always felt that everything was in hand. We chose Heringtons solicitors to purchase a charming cottage in Little Common. The mortgage broker suggested them to us because it was our first time purchasing the house and we knew very little about it. Gemma was assigned to handle our purchase, and everything went down smoothly. In addition to being competent, Gemma is compassionate and helpful, always explaining everything to us, which is essential for first time buyers. We’ve been serving the people of East Sussex for around 250 years and can trace our history back to the firms of Raper & Fovargue in Battle and Dawes Son & Prentice in Rye in the mid 18th Century. There has been a lot of change and growth since then but we are still firmly rooted in the local community, combining legal excellence with a highly personalised service – for local people and businesses. Although constantly improving our use of technology to provide the most effective legal service, we still take the time and care to build one-to-one relationships with clients - a traditional way of working that’s fast disappearing in many law firms. As a client, you will usually work with the same lawyer and legal secretary throughout each engagement. There are some exceptions, such as in matters where you may need more than one specialist but, in most cases, you will have the dedicated support of the same well-qualified and experienced lawyer. We are accredited with the Law Society Conveyancing Quality Scheme (CQS) so you know that when you instruct us on a residential conveyancing matter, you are in safe hands.
