Reconstitution of house deeds and sale of same property
We were recommended to Shackocks by another solicitor in Mansfield who could not, due to workload, take the case on. At our first meeting in August 2024 we were told "dont be surprised if we are still in contact at the end of the year" Between August and November very little, if anything happened. Communication was virtually nil, we felt our case was just being left to oneside.Then in November 2024, the application to Land Registry for new deeds went through remarkably quickly for a Government dept, around 10 working days. What happened between August and November we will never know for sure! Then more delays, even though we had a buyer keen to complete, the case dragged on until final completion at the end of February 2025. The delays cost the Executors nearly £4000. And finally Shacklocks held on the the money from the property sale for a month, even though they had been told that an Executor account was not legally required but the account set up could be accessed by all executors. As a final insult, their accounts department said no interest would be paid on the money held as the interest due was only £1.11 and anything below £60 would not be paid. It was pointed out that anyone could find an account that would have paid over £200 in interest but in the end Shacklocks paid out interest of around £135 using 1.7% as an interest rate.
So would I recommend Shacklocks, NO. Its got one star because of a helpful receptionist.
