We used Frances Magee and her team at the Stockton office for the sale and purchase of our properties. Frances and Kelly always kept us up to date, responded to emails and phone calls quickly and ensured any queries were answered. Even though our chain was not the smoothest and didn’t always go to plan this was no fault of Frances and her team and they always did everything they could to complete as soon as possible. We would recommend using Tilly Bailey and Irvine for any conveyancing needs.

With a challenging timescale given up and coming changes to stamp duty, Olivia and her team went above and beyond to complete our move in under 12 weeks. The charging and process were clear from the start, the portal was accessible and easy to use, saving time by uploading documentation. Any uncertainties were explained with patience and understanding. Our input was sought at the right points as well as good advice and guidance being given on points raised. When we hit a bump in the road, Olivia kept us calm and reassured and proactively did what was required to keep driving forward. Without the tenacity and expertise we would not have achieved the move in the timescales. My only feedback would be ’its good to talk’ sometimes and email is great for efficiency but there are times a reassuring voice / phonecall is better and explaining the detail helps some of us who need to understand it to process it (I am being picky here!). Overall a great experience and would highly recommend. Thank you again.

Despite challenging and sensitive circumstances I have had a positive and pleasant experience with my solicitor Christine and Freya, both acted professionally, gave solid and backed up advice with a heap load of reassurance and empathy. I was fully supported though a child custody battle, non molestation order order and final divorce. I’d highly recommend these wonderful people who serve real people and do an amazing job, it’s been an emotional time but their commitment and to support has been 1st class . A huge thank you

NO MORE TILLY BAILEY &IRVINE!!!

Solicitor R.L. did not inform me about the remortgage process and due to my lack of knowledge I was close to paying almost £960 due to early payment. One day!!! But this lady was not impressed and instead of giving me advice to avoid unnecessary fees - she asked me to pay the above amount.

The mortgage service consultant (Allen & Harris) mentioned that I would have to pay around £450 for the solicitor's service. He also mentioned a small additional cost....
The bill I received from the solicitor had 17 items(!!!!) and it ended in £1369.30(!!!!)
Even the Mortgage Service Consultant could not recognise a large part of the items listed on the bill.
In my opinion this is a total rip off!
My advice - if you are looking for a solicitor avoid them at all costs.

Excellent & Fast Legal Support with Tilly Bailey & Irvine LLP

I used Tilly Bailey & Irvine LLP for Solicitor Services, and they made the whole process a lot less stressful than I expected. Julie and Michelle were both fantastic—friendly, professional, quick to act and always ready to answer my questions, no matter how small.

They carried out really detailed searches and kept me informed every step of the way, which gave me a lot of confidence that nothing was being overlooked. Everything was handled efficiently and with care, and it felt like they genuinely had my best interests in mind.

If you’re buying or selling and want a legal team that’s thorough, approachable, and easy to work with, I’d definitely recommend Julie, Michelle, and the whole team at Tilly Bailey & Irvine.

This was the solicitors our mortgage advisors (William H brown) use and reccomended.
They have been amazing in helping us through the process. We have moved before and it seemed a shared experiance with people we know that mortgage solicitors are stressful and poor. However, Tilly Bailey and Irvine have been nothing short of amazing.
Their customer care, support, and email responses have been great. They constantly worked for us, tirelessly, and always keep us in the loop on progress and updates. If we ever need a solicitor again we will absolutely use them again. 10/10 would and will reccomend to anyone.
