Short version:
Charlie Bowden is a legend.
Longer version:
I inquired to 6 different conveyancing firms via their websites for representation to clear a Help2Buy loan.
Charlie B from WGA Dereham & one other firm were the only ones who actually replied to the inquiry with WGA being considerably cheaper than the other.
I accepted WGA’s quote & I moved ahead with Charlie. However soon after, I accepted an offer on the property before the H2B redemption really got going.
This changed the case file considerably & whilst there was an early mistake regarding the quotation for Charlie’s revised scope of service, I’m very happy to say that this mistake was not a foreshadowing of bad things to come (at least from our side!).
Charlie & I largely worked together during what ended up being a pretty awful sale process.
She would do her part of the legal shenanigans & I was her attack dog who would chase H2B, the property’s management company & the estate agents!
(It’s worth mentioning I did this voluntarily & largely before Charlie even had an opportunity to chase herself, at no point did she come across as apathetic!).
We experienced numerous issues interacting with H2B & the buyers solicitor, however Charlie’s constant communication & upbeat demeanour led to me never feeling overwhelmed or ‘out-of-the-picture’.
I always knew where we were in the process, whether it was good or bad.
To me, this is far more important than the “No news is good news” mindset of some.
Charlie & I quickly built a rapport, which allowed her to be herself with me also.
It’s refreshing to work with a solicitor who isn’t a corporate robot with no personality!
Whilst the process wasn’t the smoothest, Charlie’s constant professionalism & work ethic meant our side was always ready to action inquiries when they came in & send returns within an appropriate time frame.
We will certainly be looking to work with Charlie again when we’re in a position to buy.
