A good effort was made to complete the purchase before the stamp duty rise came into effect.

Purchase of new home

Down-sizing after 30 years at current address. Cash buyer and no chain, yet still took 5 months to complete purchase, mostly due to vendor's solicitors. Initial difficulties with uploading identity documents eventually overcome. At times I felt that your service could have been more proactive in chasing vendors responses. The initial stamp duty document did not reflect the correct rate of duty as I was delaying the sale of my existing home. I only knew about the higher rate from conversations with an estate agent. The restriction on the land registry entry did not appear in the initial checks but a solution was speedily instigated, as was a response to the failure of the estate agent to use an accessible in-box address to receive the successful completion. Thank you for this.
